Irish-owned institutional real estate investor Fine Grain Property has appointed The Interiors Group as main contractor for a major ESG-led redevelopment of Connaught House at One Burlington Road in Dublin 4, advancing its strategy to reposition prime office assets in the capital.

As reported by Business Plus, works are expected to commence within weeks and will run for approximately ten months. Fine Grain acquired Connaught House at the end of 2024 as part of a broader investment programme targeting well-located Dublin office buildings with strong sustainability potential.

The redevelopment is designed to significantly reduce operational carbon and eliminate the building's reliance on fossil fuels. Key upgrades include high-efficiency air-source heat pumps, a new energy management system, upgraded air handling units with heat recovery, refurbished fan coil units, smart LED lighting, and rooftop solar panels. The project targets a Building Energy Rating of A and LEED Gold certification.

Darragh Lennon, chief operating officer at Fine Grain Property, said: "We are delivering a scheme that significantly reduces carbon, improves energy efficiency and enhances everyday experience for its occupiers," adding that The Interiors Group's experience in occupied buildings made the appointment a natural fit.

Trevor Schwer, director at The Interiors Group, described the project as a substantial investment in both the building and its tenants, and said the firm looked forward to delivering a high-quality, revitalised space for everyone who occupies it.

Occupier experience forms an equally central pillar of the scheme. A redesigned ground-floor reception will serve as a social hub with informal meeting spaces and improved access to landscaped outdoor areas, while end-of-trip facilities and an on-site gym are also earmarked for upgrade. Fine Grain said tenant engagement directly shaped the design priorities.

The wider project team includes Mitchell McDermott, MCA, Baker O'Reilly, Geraghty Energy, KSN, and CBRE.
